In today’s article, we are going to be covering the top 5 things that we do as a property management company, to prepare for both fall and winter in Boston. It gets very cold this time of year so we’re always worried about a lot of these things. 

 

OUR PREPARATION PROCESS

 

#1 Test all of our heating systems 

 

We call or email all of our tenants and say, “Hey, before it gets too cold turn on your heater, see if it works, see if there’s any issues,” That way, we don’t have to deal with emergency charges or anybody not having heat, we can fix this before it actually needs to happen.

 

#2 Schedule all the servicing of all boilers

 

What that does is again, it minimizes breakdown in emergency calls, which saves you the landlord money as well as preventing tenants from not having heat.

 

#3 Set up all heating systems

 

No matter what and no matter how much preparation, we always want to make sure we’re prepared, so what we’ll do is we’ll also set up all of our heating systems and what I mean by that is all our temporary ones where we bring in, we plug them in and we’ll make sure that we have enough for the season, so if there is no heat during a specific time, we will drop these space heaters off to our tenants.

 

#4 Basic Maintenance 

 

We will do basic maintenance to your properties to ensure that your properties are winter ready or that we’re going to do a fall clean up of the landscaping and what that means is making sure that any loose brush, trees, things of that nature are collected and removed from the property, so it’s not just sitting there underneath piles of snow

 

#5 Gutter Clean Up

 

This is really important because what ends up happening in the winter time is if you have clogged gutters, you’re going to have ice dams and ice dams are built from clogged gutters and water building up, turning into ice in the cold, getting unnerved shingles and then melting interior unit and causing damages.

 

Again, those are some of the biggest preparations that we do as a property management company, to make sure that you’re prepared and your property taking care of during the winter and fall months
