There are a few different bills that we typically will pay on a recurring basis – water and electricity. In this session will be focusing on ways on how we can save money on electricity bill.

Tip #1 – Change things to timers

 

Anything that is normally a switch that can be left on we’re going to put it on a timer. It may be at the basement at laundry areas or if it’s an exterior area, we can actually put it on motional lights that way, it doesn’t stay on forever, even if it’s not motion.

Tip #2 – Choose adaptive lights

 

We can actually do it based upon the time so you know that maybe at 6 o’clock, when the sun starts going down those lights will turn on, and when the sun starts rising again, those lights turned back on, never have to worry about tenants, leaving lights on or off ever again.

Tip #3 – Change all the lights bulbs to LEDs

 

Changing the light bulbs to LEDs will save a significant amount as well. Again, all these small things that really do add up. We also need to make sure that everything within it is as efficient as possible, sometimes it’s the light fixtures themselves, and if we go through massive or any other programs, we might even get these fixtures for free and again our job is to make you, the landlord make as much money as possible.

Tip #4 – Use motion lights

 

There are different areas where you need to make sure that the light is on. Using motion lights can help you or your tenants not worry being in a pitch black room.
