Renovations don’t come cheap, so every detail must be accounted for. But what do you do if you can’t make an inspection onsite? Today, we are sharing how technology – specifically using 3D tours – helps us estimate your renovation project for your property. It allows us to save time, the vendors’ time, and more importantly, gives you the visual aspect of what we are going to be able to do.
Using Spreadsheets to Estimate Renovations
Each renovation project has its own spreadsheet. In the spreadsheet, we can do the following in real-time:
- allow you to change, highlight, and include things that you want and don’t want to do
- change the prices once you identified your preferences
- finalize the prices once you have decided
Benefits of Taking a 3D Tour
We have an in-house 3D tour service that allows us to walk through the entire property and send the file to all our vendors. So the vendors can literally walk through the property and determine which areas need work.
Accurate estimates
Vendors can also use our little measuring tool. They can measure out rooms, see what needs to be done with them, and then be able to provide the estimate. Usually, it’s difficult for vendors to come out and estimate a property: it takes weeks to get estimates from them. But by providing them a 3D tour in advance, we help expedite those estimates for them. We get the numbers to you quickly, and have them approved and scheduled faster.
Moreover, every single thing we do has a flat price, so even you, the investor or owner, is able to estimate it out even before you buy a property. You can determine how much the renovations will cost while doing it with us. You know the properties that you are buying, how much money you have to put in, what that total cost will be, as well as how much will the eventual return on investments be after the acquisition and renovation.
Walkthroughs without having to be onsite
Line-by-line, we do the 3D tours by room. We can tell you what needs work, such as how many light fixtures or which walls to paint. At the end of the day, you will have that total cost right away because you can walk through the property from the comfort of your office or home to visualize the work to be done.
Reference for before and after the renovations
We can also always refer to our estimates via the 3D tours, such as removing wallpaper, painting cabinets, or what type of appliances we might need. 3D tours allow us to make sure that nothing is missed and that everything is detailed correctly.
And the beauty of this is that we take a similar 3D tour after completing the renovations so that you can see the before-and-afters. We can prove to you that we did every single thing we included in our estimate.
