How the Realtor Referral Program Works, Step by Step
1. You send us your client's information
Fill out the referral form on this page with your client's name, contact details, and a few notes about their property or situation. The more context you share, such as the property location, whether it is currently occupied, and when the owner wants to start, the better prepared we are for the first conversation. We review each submission quickly so your client is not left waiting.
2. We contact your client and explain the options
Our team reaches out to your client, listens to their goals, and walks them through the management solutions available for their property. We do not pressure anyone. Some owners are ready to sign right away, while others need time to compare options, and we respect that. Throughout the process we treat your client the way we would want you to be treated.
3. We pay you the first month's management fee
When your referral becomes a Green Ocean client, we pay you the first month's management fee. If you would like the details in writing, we will provide a signed copy of our referral agreement on request so you know exactly how the program works before you refer anyone.
4. You keep the relationship for the long term
Your client gets a professional manager for their property, and you stay in their corner as their trusted real estate advisor. When the time comes to buy another property or sell the one we manage, you are the first call.
What You Earn From Each Referral
The program is built around two kinds of value. The first is the referral payment itself: the first month's management fee for each client you send us who signs on. The second is harder to put a number on but often worth more, which is protecting your future sales commissions. Investors who are happy with their property manager tend to hold and expand their portfolios, and they tend to stay loyal to the realtor who introduced them to good service.

They plan to live in one unit and rent the other, but they have never been a landlord and do not know how to screen applicants, price the unit, or handle a maintenance call at night. A few days before closing, you mention Green Ocean and send us their name and contact details through the form on this page.
We contact your buyer, learn about the property, and explain how leasing, rent collection, maintenance coordination, and owner reporting would work. If they decide to hire us, we market the unit, screen tenants, and handle the lease. We then pay you the first month's management fee, and your buyer stays your client for every future purchase, sale, or refinance conversation.
What We Need From You
Sending a referral takes only a few minutes. To help us reach your client quickly and prepare for a useful first conversation, it helps to include:
- Your client's name, phone number, and email address
- The property address and type, such as single-family, condo, or multi-family
- Whether the property is vacant, currently rented, or about to close
- Any timing details, such as a closing date or the date the client wants a tenant in place
- Whether your client prefers a call or an email for the first contact
Not every detail is required. If you only have a name and a phone number, send that and we will fill in the rest with your client directly.
