Questions to ask during a landlord verification check
Most of the time, tenants don’t put or give to us the contact information of their previous landlords, which usually means they have a horrible relationship with them. We know you don’t want that so we’re going to research and talk to their previous landlord, ask a bunch of questions like, “Have they taken care of the property? Or have they paid on time?” You can tell when someone’s lying with their hesitation.
Here are more samples of the questions we usually ask:
- What did they like about having the tenants in there?
- What type of situation, if any, occur that they did not like?
- Were there any neighbors that they didn’t get along with? Why do you think that they’re moving?
These are samples of open-ended questions that when asked, people start listening. Do not just assume. Anybody else can say that to get you off the phone. In addition, you need to set time with the landlord in advance so they’re not in the middle of doing something else. In case this landlord tells you false information, try to get the information from a landlord that they previously worked with.

If a tenant has pay stubs, it shows how much they’re being paid but you would want to know if they show up on time, if they are disrespectful, or do they get along with other people. Those type of questions would help us determine their personality.
