Group of tenants talking

Every landlord’s dream is to have a long-term and trusted tenant that pays their lease on time, maintains the property in its best condition. Having frequent tenant turnovers is quite costly and it’s not really good for your rental business. Building a good and harmonious relationship with your tenant is very important, it will make your life easier and simpler, continue your monthly resources and keeping your rental property business afloat.

How do you keep your tenants happy and satisfied? What will it take for them to stay? Here are some tips you can use to improve your relationship with your tenants and getting them to stay longer.

Crystal Clear Contract

Every part of the contract, agreements, and expectations should be clear from the start. The tenants should know what to expect and what their responsibilities are and as a landlord, you should uphold your part of the deal too. This will help you run your rental property smoothly and will minimize any misunderstandings. If you have any exemptions or clauses in your agreement, explain it properly and be specific as possible. Having a crystal clear agreement right from the start will keep you and your tenant both at ease and happy.

Do Repairs in a Timely Manner

Responding to your tenants in a timely manner is very important. Being able to do repairs and maintenance in a reasonable time frame will keep your tenants happy. Waiting for weeks to get a simple leak repaired or getting an appliance checked can be quite frustrating, especially if they had it requested and you promised to have it repaired right away.

Good Communication

This is very important in keeping a good relationship with your tenants. Having a good communication with your tenant makes them feel at ease. Whenever they need something, they know you are just one call away. Make sure you are approachable and resolve any complaints right away. From small issues like repairs and maintenance to security and safety concerns, make sure that they know they can easily reach out to you and depend on you. This displays that you are a reliable and responsible landlord.

Consider your Tenant’s Privacy

It is unreasonable that you just pop in anytime you like even if you are the owner of the property. Checking your tenants and your property from time to time can be too much and is quite a hassle to your tenants too. Sending them an email or a courtesy call once a month is enough for you to stay in touch. this can make room for them to ask any questions about the property. Advise your tenants at least 48 hours before you visit them so it will not create any inconvenience to them. If there are any repairs that need to be done, make sure that it is done while your tenant is at work so it will not disturb their peace and quiet.

Offer Incentives

Do the extra mile. Leave them a housewarming gift when they first move in, offering carpet cleaning or full house cleaning with professional cleaners are good incentives you can give to your tenant. Little things go a long way. Your tenants will surely appreciate that you make them feel comfortable when they are staying at your place without breaking the bank. Offering little incentives will surely be one of the factors your tenant will consider in renewing their lease.

No Place like Home

A happy tenant is someone who feels like your property is theirs too. They feel that sense that they are at home, they take care of the place and manages it well. Your tenant will always be satisfied with living in a home that is up to date, always in its best condition and makes them feel homey and cozy. Doing your part as a responsible landlord and guarantee that you can give them the best place to live in. This will keep them happy and even make them stay longer.
