In this week’s property management pulse, I  will be going over some technologies and how we use them to leverage and to be able to improve our service. For you, our clients, as well as being able to perform better and have more supervision oversight within our company.

  • Ricoh 360 degree video camera

The first thing I would love to share with you is this cool Ricoh 360 degree video camera. What we do is we put this on a little tripod. Then we go to every room and take multiple photos within the room using this camera. We go into room by room, at the end of it, we use technology to be able to meld all those photos together to be able to make one big layout for you. and what ends happening is now clients can literally pretend they are in the room and see every single aspect of it, and to be able to use this technology to not have to walk through the property. Again, this is a little 360 tour video that we end up using and it is very unique, and in addition to it, it will be able to help us do a layout for you as well.

  • Electronic Lockboxes

The lockboxes we use is unique because it allows us to work with technology, and to allow residents or perspective residents to see it themselves. This only works for properties that are vacant because you don’t want prospective tenants to talk to the current tenants. Because of the way the market is, I am seeing some landlords have vacancies. What usually you have to do is if a tenant calls and says “hey I want to see your property”. You might run across town, spend 20-30 minutes to show them that property, only to find out they may or may not like the property. Now with the technology allows us when some one comes in, they can actually submit all the information, we can qualify them in advance. We know that if we have a copy of their IDs, license, any of their identifications. We can actually send them a code that works for a very short amount of time. They see this code, they will use it, go see the property themselves, we will send them the online link, making the entire transaction seamless without having any contact which is the big worry during the COVID. And they will put the key back and we will go check periodically to ensure the key is still there and hopefully this will increase the number of showings because tenants if they are driving by the house and they see a sign or a number, they can go out to see and look at it very quickly themselves. Hopefully, they will like it, rent it, and minimize your vacancy.

  • Wifi Video Cameras

The next part of the technology that we use, I actually love it as a general contractor is these little wifi video cameras. We have it both inside and outside our properties. As long as there is wifi, we can see everything going on in real-time. We can record it as well, which adds a layer of safety and precaution.  We will be able to watch all the materials on the construction site, we will be able to watch the vendors that actually come and go and do the work. I won’t have to ask for interruptions from my staff member. Most importantly, we have the supervision to be able to make sure your property and everything we spend the money on the construction is safe and sound.
