We are going to be covering the differences between us, Green Ocean Property Management, who has experienced managing hundreds of properties for over a few decades, compared to smaller property manager and companies that might do it on a part time basis or self-managed landlords.
This article is not going to be a pat on the back. It is not how great we hire, you should hire us, this type of situation. We’re just going to explain one of the biggest differences, and why you should consider hiring a property manager, such as Green Ocean.
We have 3 things: knowledge, experience, and connections
For us, we’ve been through almost everything. Imagine managing properties for over thirty or forty years. Jarrett Lau is a second generation in the business. His dad had him flicker solving problems since he was a kid, and he was trained to do these things. He’s able to see it over the course of decades to solve these problems. When it occurs, we know where it comes from.
If someone doesn’t pay rent, how do you solve it? What are the next steps? These are the type of things that we have actually documented over the course of Jarrett’s entire career, and actually trained his staff to do the same thing. You’re not dealing with staff members who might just be around for two or three years but they’re getting the wealth of knowledge that I input into them from day one. I’m constantly learning myself and I’m going through new issues, new problems and new solutions.
Because of the fact that we manage so many properties, my learning curve is really, really high. Whether it’s an underground tank that leaked or a pipe or something else on a roof that needs to be repaired, I’ve gone through it. I don’t know everything, but I do know other great people who have been through more than me. They’re specialists in the field of plumbing or electrical or roofing. I will reach out to them to help me go through the situation. Next time, I will be better prepared at least with and when they do occur, we can lean on them to help me solve them. These are all trusted vendors and it’s very important to have these contacts to help me out.
If you’re a smaller property management company, or you’re doing this to yourself as a landlord, nothing’s going wrong, that’s great. When things do go wrong that’s when real trouble occurs and you’re not prepared for it, you might not be able to solve it, not having a property manager that helps you go through some of the toughest situations.
The basic stuff is easy and that’s fine, but when you’re looking to become a property manager or a landlord, that does it on a full time basis, you really have to be able to know their experience and to be able to go through these problems. That’s the only way to do it. You might have read many books on how to be a landlord, or the situations that they come up. Until they do, you haven’t gone through it.
