The majority of our clients live either out of the state or out of the country. If they don’t live locally, they have other things to do with their time other than walking through their property. Some of them haven’t been in their properties in years, and that is where we help them. We assist them in conducting inspections and walkthroughs on their property so any possible damage or repair can be resolved and prevented.
They also want to see what the tenants are doing with their property, how they’re treating it, and what it looks like to make sure that it’s not deteriorating. Furthermore, they want to make sure that we’re keeping the curb appeal and the value of the home itself.
Our Property Inspection Process
For property inspections and walkthroughs, we notify the tenants in advance. We have special software that we use for this specific task. We do it on an annual basis so you can see the comparisons in our software year by year. It’s not a generic inspection. Once you have this set up for your property, you can see the entire timeline of how it looks. Room by room, we check it all to figure out any issues that might come up, from windows to the floors.
We do this once a year, around December to February. Since we have hundreds of properties to inspect, we try to finish it early. Our clients will get a copy of the report containing all our suggestions once the inspection is done. We will also give them a copy via email. We will also schedule a time to respond and let us know what they would like us to take care of. For example, if a specific repair is required by code, we’re going to take care of it to ensure that you comply with all the rules and regulations stated by the city.
Our inspection is based on the city of Boston’s instructional services report. If we know the parts needing repair, we already know what could go wrong. Our goal is to be preemptive and proactive. Hopefully, our clients will pass on the first time during the city of Boston’s inspection. It will minimize the headaches and complaints of the tenants. But, most importantly, it will keep the value and quality of the home.
