We use zInspector to track inspections and repairs. Although it is user-friendly, there will always be clients who are new to it. So we made this tutorial for clients to know how to navigate zInspector.

What is zInspector

zInspector is a mobile app that we use to track our findings during property inspections. We are probably one of the very few offices in all of Boston that uses it. Primarily, it helps us achieve the following:

• a full and detailed inspection of your property
• see the entire history of the inspections
• getting the tenants involved

Long gone are the days when they ride out the apartment condition movement sheets when they move in. They actually can download the exact same app that we use, and integrate it into the software. That way, we can see their report and compare it against ours, and they can request it. The app is available for Android and Apple users so anyone with a mobile phone or tablet can download and use it.

How zInspector Works

Once you log in, you can search for a property by typing in its address. When an address comes up, every single report comes up for the property. It gives the timeline as well as when the pictures were taken. 

Select the property you want to review. Then, you will see the detailed inspection report that we do annually for the landlords. You can see what the property looks like, how the tenants are keeping it, and if any repairs were requested or required. This allows us to make sure that your property is in good condition, and that your tenants are taking care of it. For any required repairs, we can take note of it and even attach it to the specific image that needs to occur relating to it.

The report is extremely detailed, going to go through different aspects of the property all the way from the front door. We see if anything is starting to deteriorate, comparing it from year to year, from inspection report to inspection report. This allows us to see if the tenants are creating damage.

We have timestamps, pictures, and videos of the property to compare it against. It makes it easier to determine the deductions for any damages when they move out at the end of the year. Tenants can also use the software to do their own inspection reports. This allows us to compare room by room to see if there are any issues on specific floors or areas, and we can compare them in the exact same manner.
