As property managers, we try to help our landlords and tenants in extending the life cycle of any type of appliance in their homes. Although it is used in most homes by many, some landlords switch to coin-op laundryin their apartments instead of individual washers and dryers. There are a lot of benefits that come with it, but the main reason why they love it is it is a source of passive income. Who wouldn’t want a stable source of income without having to provide much effort, right? 

 

May it be a coin-op or solo washer and dryer, these appliances are a time saver. So how should these be taken care of? Here are some maintenance tips that everyone should do to extend the life cycle of these laundry essentials.

 

#1 Change the water lines

 

 

We always make sure that we change any type of water line. A lot of times, they come with cheap rubber water lines, but you can get steel braided ones that aren’t going to bust easily.

 

#2 Use pods to clean the machine

 

 

You can purchase little pods that can go into the washing machine to clean it out because it has a filter. You just need to make sure you use that regularly. In that way, when the tenants are using their clothing, and the dirt gets into the machine, it gets cleaned out periodically

 

#3 Clean the dryer vent

 

 

You need to make sure that the dryer vent is clean. You can also replace that in a matter of minutes. If it’s long and it goes exterior, you need to bring it to a service company because if there is a lint build-up, it could cause a major fire, and that can cause damage in your home.

 

These are all the basic things that we do for every single property that we manage. We make sure that the machines are running efficiently and tenants clean it regularly.
