We manage hundreds of properties, but we have been on it for decades so you can trust that we know what we are doing. In this video, our CEO Jarrett Lau cites how we assign and train our property managers to take care of our clients and their properties so they can be confident in the quality of service we provide.
#1 We plan the property-to-manager ratio.
First and foremost, we limit the number of properties each property manager takes. We do not keep on piling on more. What that takes is proper planning. I always believe prior planning prevents poor performance.
As we see an increase in the number of properties each property manager is taking or getting close to the limit of 60 properties, we start looking for a new property manager. We do this in advance as we need time to onramp that new property manager.
#2 We take the on-ramping seriously.
Speaking of on-ramping, we train new property managers and help them familiarize our system. We disperse some of our books from each property manager to the new one. It allows us to have more capacity per property manager. We also have an on-ramping specialist to make sure that the property is taken care of from the beginning. That relationship is really important for us.
#3 We ensure our property manager knows everything about your property.
Your property manager should know your property like the back of their hand. So we make them study it, through records such as spreadsheets and other documents on it. We will even quiz them to test their knowledge of your property. It is one of the key things to ensure that we have good quality service for our landlords and tenants.
