Managing properties is not a job for just anyone. And even the most organized landlords need all the help they can get, hopefully from experienced and qualified property managers. Here are five signs it is time to hire a property manager to help you.
#1 You don’t know your books

When we say books, we mean how much your income or your expenses are. All you know is that you have some money in the bank, perhaps more than last month. That’s probably good enough for you, but not good enough for your business.
As property managers, we track every single dollar. With our records, you will see every income and every expense. In addition, we do our best to improve those numbers for you year after year. We watch it like a hawk because, at the end of the day, having an investment property is very much like that. You should always look at your numbers.
#2 You don’t remember what your property looks like
We know this might sound crazy, but we have landlords who ask us, “Do I have laundry? What about the lights? What about the handrails, are they loose?” If you weren’t constantly checking your property and don’t remember these types of things, it can get you into some serious trouble. Having a property manager to take note and resolve these things for you saves you liability in the future.
#3 You haven’t increased rent

You’re probably thinking, “Well, if I don’t increase rents, my tenants won’t complain and I won’t have issues.”
You don’t want to have tenants that don’t complain. You want to have tenants that are able to communicate with you. We have open levels of communication to solve property issues for them in a cost-effective way. Not increasing rent hurts you in the long term with the returns you are missing out on.
#4 You have deferred maintenance
These are concerns where you might just not have the time, the ability, or the connection to be able to solve them for yourself. For example, there is a roof leak and you don’t know a roofer to call. And even if you do find one, getting them to check on your roof right away is not even guaranteed.

Not all property managers can do that, but our team works 7 days a week on the maintenance front because we know how busy and how urgent some issues are.
#5 You have problems collecting rent
It is a major issue when your tenants start to pay rent late or just do not pay rent at all. This is because you, the landlord, may be giving them concessions because you are a good person. There is nothing wrong with being a good person, but it’s just one of those situations you never want to be stuck in and the tenant is just asking for another week, another two weeks until it adds up to thousands of dollars of past due rents.
