As property managers, our work is usually on the field – onsite the properties under our care. But that doesn’t mean that we leave the office stuff behind and just come back to it later. In this article, we share how we use iPads to manage properties: making our field managers’ work more accessible, especially when out of the office.
iPads make property management easier
Everybody has an iPad, but most people use it to play games or search on the internet. One of the most important things that we use in the field is an iPad. Our staff uses it to be able to make sure that we can do everything in the field that we would do in the office. Here are some of the things we achieve using iPads:
#1 Collect rent
We can collect rent with our iPads. We can log in to the system and actually have tenants – the ones who are seeing that they haven’t paid their rent – actually submit their payment electronically, online.
#2 Inspect properties
We use our inspection software to take full inspections of your properties as well as take pictures. With the iPad, we can send them directly back to the staff immediately.
#3 Conduct virtual tours
We can do our Matterport 3D tours using our iPads as well. The 3D renderings help improve our marketing strategies, especially after renovations. We can advertise and pre-rent the units even before the construction is finished.
#4 Connect with field managers in real-time
All of our staff members are constantly connected. Our field managers can make or take phone calls and send or receive texts. Being able to communicate in real-time is super huge because, at the end of the day, our office is actually at the properties. In order for us to work and stay on top of everything, technology for fast and efficient communication is super important.
Our commitment
So, at the end of the day, if you or anyone else you know is looking for a proactive property manager that puts technology to good use, such as using iPads to manage properties, please think of Green Ocean Property Management: where you get more than a property manager, you get peace of mind.

Achieve Zero Vacancy Rate
Your investment property should be maintained, whether rented or not. Across hundreds of properties that we manage, we typically have zero vacancies. But that rate is not something that happens overnight or happens magically. Rather, it takes day-to-day processes of follow-ups and making sure that you are staying on top of everything. So in…
Joint Lease vs. Individual Lease
There are two methods of lease structures for multiple tenants: signing each tenant individually (or “by-the-bedroom”), or jointly (also called “one lease”). Depending on your preference, your rental property location, and your residents, one lease structure may be better than the other. Let’s take a moment to examine joint lease vs. individual lease…
