But at Green Ocean Property Management, we take it to the next level: we use it for advertising the property. With more potential tenants who see it first, there’s less time for your property to remain vacant. Here’s how we go above and beyond with 3D renderings to minimize vacancies.

 

What Is a 3D Rendering?

A 3D rendering is an image that is created from 3D data. Specifically, in this case, a 3D rendering allows us to see what a property will look like after renovations.

 

3D renderings are important because many of our clients will purchase a home or property. They will buy this investment property that needs to have renovations done. These renovations can take anywhere between a month or two, even longer if it’s a huge, major renovation. While renovations are ongoing, the property is vacant and there is no income since there is no rent. So we want to minimize the vacancy period.

 

How Do You Minimize Vacancies?

Renters are not going to rent the property while it is under construction. It might also be hard for them to visualize it and want to live in it after renovations are done. So here are the steps we take to minimize vacancies.

 

#1 We take a Matterport 3D tour

A Matterport 3D tour of the property will allow us to have an image that people can virtually walk through and understand the space.

 

#2 We create 2D layouts

With 2D layouts, renters can picture the look of the property from above. They will also figure out the space in its actual measurements.

 

#3 We generate the 3D rendering through our partner company

We will use those Matterport 3D tours and those 2D layouts to implement it into a different software with our partner company. They will use those layouts and create a 3D rendering of the space. It might only be images, and it might be images that they can virtually walk through as well.

 

They will ask us for details, such as the paint colors, the cabinets that we are using in the kitchen, and every other detail. Even the type of furniture that we want to have and make it feel. For example, if it is a modern home, they might want the cool and chic type of furniture to go into it.

 

#4 We use the 3D rendering for marketing

In addition to these Matterport 3D tours and the 2D layouts, these renderings will allow us to do marketing in advance for these units. And many times, we can pre-rent these units, sometimes even add the touches of the tenants if they prefer it. It will allow us to minimize vacancy and allow us to promote the property in advance. That way, landlords can have more money in their pocket, with less worries about vacancies and issues.

 

#5 We stick to our proactive mindset
