Acquiring and Renovating Your New Property
We help out a ton of clients purchase new properties. Now sometimes, these properties are vacant, and we need to do renovations on them. They sit vacant for a little while we do those renovations. At the end of the day, the landlord is responsible for all things, such as the heat, electricity, and water bills.
Now, who pays for all that stuff? Well, the landlord does pay for it, but how do you get those bills to us? Because when a home is occupied, the bills go to the house. But as a property manager with a property that is vacant, the residents aren’t there. Of course, we switch the bills over to the residents once they rent out the property and move in. But the property manager is going to be responsible for it.
On-ramping Your Property
We don’t want the landlord to have to go through all that work of calling utility companies such as National Grid, Eversource, the water company, or having to figure out the oil delivery. Those are not a landlord’s job. A property manager should be able to do them.
Setting up your utilities is part of our on-ramping process. It may be a big and long list of all the things that we do for landlords. And for every single lease closing, we jump right on it as soon as we close, . We call all those utility providers. During winter, we especially check the oil tank and make sure the heat is working because the last thing we want is burst pipes and other issues.
