Content & Community Strategist

(Property Management Education + Investor & HOA Engagement)

Job Description

Company: Green Ocean Property Management / HOA & Investment School

Location: Remote or Hybrid (Boston/Newton preferred)

Reports To: CEO

About the Role

At Green Ocean Property Management, we manage more than buildings — we build better owners, investors, and communities.

Through our Skool-based education platform and ongoing client communications, we’re teaching landlords, investors, and HOA trustees how to manage smarter, avoid costly mistakes, and grow their real estate wealth the right way.

We’re looking for a Content & Community Strategist who can help us scale that mission — someone who loves to learn, research, and create educational content that drives engagement and trust.

This person will manage our Skool communities, write newsletters and blogs, develop video scripts, and help shape Green Ocean’s voice as the leading educational brand in property management — across both HOA and Investment Property audiences.

Key Responsibilities

1. Education & Content Creation

  1. Research and write educational content that helps landlords, investors, and trustees manage better.
  2. Produce blog posts, newsletters, and resources on property management, real estate trends, and ownership tips.
  3. Develop scripts for YouTube and faceless videos that educate and engage both investor and HOA audiences.
  4. Collaborate with leadership to design learning pathways and themed content series for the Skool platform.
  5. Repurpose long-form insights into short-form posts or videos for LinkedIn, YouTube Shorts, and community prompts.

 2. Community Management (Skool Platform)

  1. Build and grow our dual Skool communities — HOA School and Investment Property School.
  2. Post weekly discussion prompts, lessons, and case studies.
  3. Welcome new members, moderate discussions, and foster authentic connection between peers.
  4. Turn real-life property management situations into “teachable moments” and group discussions.

3. Client Engagement & Brand Growth

  1. Write and distribute newsletters for current trustees, landlords, and investors, focused on real education and updates.
  2. Collaborate with the marketing and operations teams to keep messaging aligned across all channels.
  3. Monitor feedback and engagement to continuously improve topic relevance and delivery.
  4. Help identify content collaborations, guest experts, or community spotlights to strengthen brand authority.

Who You Are

  1. A naturally curious researcher who enjoys diving deep into how property management, investing, and community operations work.
  2. A strong communicator who can simplify complex ideas into clear, valuable content.
  3. A relationship builder who enjoys sparking conversations, answering questions, and connecting with professionals online.
  4. A creative thinker who can repurpose content across multiple formats (video, text, community posts, etc.).
  5. Someone who genuinely wants to become an expert in property management, HOA governance, and investment real estate.

Qualifications

  1. 3+ years in content marketing, education, communications, or community management.
  2. Excellent writing, storytelling, and research skills.
  3. Experience managing or engaging communities (e.g., Skool, Facebook Groups, Slack, or LinkedIn).
  4. Interest or background in real estate, property management, or investing preferred.
  5. Ability to manage multiple content channels and maintain consistent voice and quality.
  6. Bonus: video scriptwriting, SEO, or copywriting experience.

Success Metrics

  • Engaged Skool communities for both HOA and investor audiences.
  • Weekly newsletters and posts that spark learning and conversation.
  • Consistent flow of educational video scripts and blog content.
  • Strong client engagement — owners and trustees actually look forward to reading our updates.
  • Increased brand recognition of Green Ocean as an educational authority in property management.
