Let’s Talk About Leaks
So, in property management, we get leaks all the time. These leaks can come from anywhere. They can come from roofs, chimneys, and water pipes. Most of the time, vendors will cut up huge holes to find these leaks and where they are coming from. These holes will cause an eyesore and can allow rodents, rats, and pests into your property.
Although sometimes the holes will be covered with plastic, think about the repairs that will need to happen as a result of this deep investigation. To fix drywall alone, you would have to paint entire walls. In million-dollar homes that we manage, this is really invasive.
How We Do Leak Detection and Repair
To minimize damage and the need for repairs caused by leak detection, what we decided to do is buy some cameras that we can hook right up to our phones or other equipment. This kind of camera will also allow us to have lights on them to be able to fully investigate. It’s like a 15-foot hose and all we have to do is make a very little small patch hole. We will just stick it all the way up and see what’s going on inside the walls.
In allowing us to see inside the walls, many times we have seen moisture, and in conjunction, we use moisture meters. These tools help us figure out and solve these problems without having to be invasive. At the end of the day, having the right tools allows us to do things safely and cleanly, with minimal issues on the property.
