One of the most common issues that we encounter in our investment properties is mold. Prevention is better than cure, and the secret to keeping mold away is by keeping areas dry, especially in the bathroom where it is almost always wet. But did you know that you can prevent bathroom mold by installing fans and even using special anti-mold paint?
Why does mold grow in the bathroom so easily and so quickly?
Molds usually will grow because of moisture, and moisture can be found when there’s wetness in the air. When does wetness in the air happen? Many times during a shower, especially in such a small, enclosed place. Now, you might say you have a window in your bathroom and if your residents open it up, they won’t have to worry about it. But remember, we are in New England weather and that means really cold temperature so anyone would be freezing if they kept that window open. So many times, residents will not open that window. What ends up happening is that mold growth does occur over time and that it could be a safety issue.
Our solution? Prevent bathroom mold with fans.
We install bathroom fans, and that bathroom fan has to be vented outside. You can’t just put the fan on the ceiling. There is only a little bit of space in between the ceiling and the joist. You have to vent it all the way up.
Here are three things we do to properly install a fan in the bathroom.
- We work with our electrician to make sure that the power is there, and that we vent it out properly to the outside.
- A correct guard on the outside of the property is included so no rodents or pests get in.
- Most importantly, your residents can easily turn on the fan and remove that moisture from the room.
Now that is not always possible in every building – such as those made with brick – but at Green Ocean Property Management, we drill through brick too.
Is fan installation possible with condos?
Some condo associations won’t let you do it and there are difficulties with it. So what we do instead is use a special paint called the IAQ (Indoor Air Quality). There are different colors to choose from – with our go-to being clear or white – and this coating will be mold resistant. This paint will not allow mold to grow on it or make it extremely hard. At the end of the day, we figure out a way to make sure there are no molds on your property and that your residents don’t get sick and don’t sue.
