Myth: “If it’s not broken, don’t touch it”

A slow roof leak, a water heater past its expected life, aging weatherstripping — none of these look urgent until they fail. By then you’re paying emergency rates, possibly covering water damage to a tenant’s belongings, and losing rent on a unit that’s now unlivable for a few days.
