Another way that we, as a property management company think ahead and avoid problems for our clients is having space heaters and portable airconditioners (ACs) for our clients. We will share more details about it here.

Space Heater and Portable Airconditioner: A Must-Have Back-Up Strategy

One of the implied warranty of habitability is that we have to keep the property within a certain temperature during certain times of the year. Many times that includes having issues with no heat or no AC. When a landlord has a central AC in their property, they legally have to make sure that it’s working, whereas if it’s a window-type AC, they don’t have that same kind of issue. Regardless, some tenants will complain if it doesn’t work for whatever reason.

2 Types of Portable Airconditioners that we have

We have two different kinds that we carry, and we stock in our warehouse. First is the window-type, where most condo associations use. The second is the stand-up type, which we can install in different types of windows or sliding patio doors.

Space Heaters for our tenants

We have different types of space heaters depending on the size and space of the room. We have to make sure that the entire property is warm enough for them during the winter months. In addition, we’re going to have extension cords that are long enough to reach different rooms. If these heaters were put in one unit, there is a chance that they’ll break. Having too many will overload the breaker, so we’ll have to split it between the different circuits within the building.

Those are just two of the things that we, as a property management company, will make sure that our landlords and tenants are taken care of.

If you or anyone else you know, is looking for a property manager that goes above and beyond, and thinks about how to keep you out of problems and keep your tenants cool or warm, please think of Green Ocean Property Management  where you get more than a property manager, you get peace of mind.
