In today’s article, we’re going to be covering common area cleaning, maintenance and upkeep. Of course, it’s a cost and we understand that since our founder, Jarrett Lau, is an investor and a landlord. Our job is to be able to maximize the actual income that you have coming into your property. More importantly than that is keeping your tenants happy, your curb appeal, and the value of your actual property.

 

How do we help you increase your home’s curb appeal?

The first thing we’ll do is create a proactive maintenance plan. The core of that comes down to cleaning and general upkeep. What that means is making sure that we are on a monthly basis at a minimum. Some of our landlords go weekly or bi-weekly but at the very minimum for any multi-family that has common areas, we will actually make sure that the areas are cleaned. The front hallways, the back hallways, and laundry areas.

 

Furthermore, we will check any light bulbs and make sure that it’s nice and bright. We will also remove any type of trash barrels that might be in the area.

 

Meanwhile, in order to avoid cigarette butts on the floor, which can look horrible and can create a certain smell, is that we put little stands where people can trash them. We’ll clean those out as well on a monthly basis.

 

These are some of the small things we’ll do: We will clean, make sure that the smoke detectors are working, make sure that the light bulbs are working, make sure that there are no handrails that are loose or steps that can cause damage, and slips and falls and liability.

 

Most importantly we’re going to make sure that we do a general upkeep and cleaning of the common areas inside and outside. Remove any debris. That way, when tenants come home, they feel like it’s a home and any prospective renters come and see the property, they’re going to say, “Wow, it’s kept well!” This is going to hopefully entice them to be able to do the same because they’re going to be proud of their home. You don’t want any resident who just throws stuff because everybody else does it.
