Here at Green Ocean Property Management, we are asked all the time how we keep things organized. Well, nothing beats learning it through years of experience. And in our four decades of managing hundreds of properties, we have come to know what works and what doesn’t.
So, how do we make sure that nothing seems to fall through the cracks?
Technology is our best friend
Managing properties is a 24/7 job. Taking advantage of what modern technology has to offer has definitely made a difference. We use different apps for different purposes.
Property Meld is our trusted maintenance coordination software to quickly and efficiently schedule all of our maintenance with all of our vendors. We use a project management software called Asana to organize, track, and manage the work of our teams. Slack allows us to stay connected with our team members virtually. zInspector makes it possible to do the most detailed property inspections.
These apps allow us to do work on the go, using the least amount of time and other resources.
We manage with managers
As a property management company, you probably think our team is only composed of property managers. But in addition, we also have managers who only supervise.
As they say, a working manager is a myth. Basically, a working manager is someone – usually the owner of the business – who works for the company and tries to manage or supervise at the same time. Any business needs someone that only supervises all the time, especially in property management. Their sole job is to look for mistakes or tasks that didn’t get done. In the long run, they can even solve problems even before they happen.
As an owner or CEO, you won’t always have the time to work on every aspect of your operations. You need to stay focused on the macro side of things. You don’t have the time to monitor what your employees are doing or have achieved.
By having managers or supervisors, you guarantee the quality of service you promised your tenants and landlords.
In conclusion
We learned how to keep things organized in property management with time and experience. To track and monitor our projects, we take advantage of technology. We also guarantee quality and efficiency by having managers who watch out for problems and offer solutions at the same time.
Our commitment
If you or anyone else you know is looking for a proactive property manager that takes the extra step to keep things organized and makes sure that we have managers supervising your properties and everything with it, please think of Green Ocean Property Management: where you get more than a property manager, you get peace of mind.
