Dealing with dripping water requires professional assistance and the right tool. In today’s article, we explain how a small thing such as a guard dog valve can put your mind at ease from money– and water –pouring down the drain.

 

Sources of Dripping Water

The three main sources of dripping water are a toilet, sink, or faucet. But wherever it may come from, dripping water only means wasted money for a landlord. And as property managers who want to make more money for our clients, we want to avoid this at all costs.

 

How We Resolve Dripping Water

We will walk through the property to determine the leak source. But we can’t conduct our inspections all the time, so we use different types of tools. These tools are guaranteed to help you, the landlord, to save money and make sure that there are no leaks. One of our most recent favorite things is this guard dog valve.

This guard dog valve connects behind your toilet, from your water line to the toilet itself. Now, normally this water line just runs to the toilet. If the toilet is running, it will keep spilling water down your tube. That can cost you thousands of dollars, so we shut off the water, connect the hose to the actual water inlet, then link your hose back from the top part to the toilet. The guard dog valve also has a sensor that will cut everything off unless there is a little motion in the room. So if someone comes to use the toilet, it will open back up. No matter what, even if the water is running in the toilet itself, this guard dog valve will shut it off.

 

You might ask, “Well, what if the batteries run out of this thing?”  There are no batteries because it gets charged by the water that’s running inside, so it’s super cool. We also installed this on a lot of our toilets, especially in older toilets. Over the years, it has saved us thousands of dollars so it has proven to be a great investment. It will also protect you in the case of a major disaster, which does happen with toilet lines quite a bit.
