One of the most valuable things that we have access to as a property management company is reliable vendors.
Having reliable vendors did not happen overnight. We, just like every other landlord had to go through tons and tons of different vendors that gave us issues. Vendors not showing up on time, trying to do shoddy work. It’s lucky that our founder, Jarrett Lau, have the experience as both a general contractor as well as property owner.
Spot Checking of New Vendors
At the beginning, what we do is we’re going to spot check every single new vendor. We’re going to go and make sure that the work got done properly. We want pictures of the work. Most importantly, we talk with the tenants to ensure that the work is done, and that they’re happy with it.
Checking the tasks of each vendor
We are also going to go to the property for every single new job only after a certain time frame do we stop doing that. And the vendor becomes trusted with us. At the beginning, they know they’re on the rocks. And our contracts and our relationship with the vendors can mean hundreds of thousands of dollars for a vendor, so they know that when they come with us if they screw us one.
It’s not good for them in the long term, whereas a smaller landlord could try to take advantage of you. For us, we negotiate preferred rates off the bat and vendors do not show up on time and don’t do work, we cut them immediately.
