What is flat-fee pricing, and does it make property management easier? In this article, we explain why we do flat fee management pricing versus much of our competition that implements percentage-based management fees.
Flat fee pricing explained
Flat fee pricing, also called flat-rate pricing, refers to charging a single, predetermined fee for a particular service. Its amount remains constant regardless of the time or effort required for the task. Our job as property manager is to make your life as easy and simple as possible. No need for any further calculations when you already know how much to pay every single month.
Here are some basic points why flat-fee pricing is truly simpler and easier, especially at Green Ocean Property Management.
#1 Our flat fee is already cheaper than most management companies.
So far, ours is at $149 per month currently. That already covers tasks involving maintenance, marketing, financials, and documentation/processing. Other property management companies might charge anywhere between 6%, 8%, or even 10% of any point on what area you have your property in. To use 10% as an example: if your rent is $3,000, you’re going to be charged $300 per month. That’s already twice as much as what we charge.
#2 With flat-fee pricing, you remain unaffected by rent increases.
As rents go up year to year, you will also be charged more with percentage-based management fees. With us, the management fee does not depend on the increase in rent. So no matter how much rent you charge or plan on charging, we will still charge that same fixed amount. That makes it really easy for you to include in your budget and to take note of during payments.
#3 Lastly, it is just a simple way of doing math.
We make sure that you have more money in the bank. With flat-fee pricing then, you know exactly how much you will have to allocate for management fees every single month.
