Majority of our clients live either out of state or out of the country. If they don’t and they live locally, they have other things to do with their time other than walking through the property. We have spoken to many of our landlords in the past. They haven’t been in their properties in years and that is where we help them through that process.

 

They also want to see what the tenants are doing with their property, how they’re treating it, and what it looks like to make sure that it’s not deteriorating, and that we’re keeping curb appeal and the value of the home itself.

 

Our Property Inspection Process

For property inspections, we notify the tenants in advance. We have special software that works for us. We’re going to make it every year so you can see year by year in our software, the comparisons. It’s not a generic inspection. Once you have this set up for your property, you can see the entire timeline of what it looks like. We’re checking room by room to figure out any issues that might come up from windows to the floors.

 

We base our inspection on the city of Boston’s instructional services report. Our inspections are based upon every few years of a property having our inspection report being in line with theirs. If we know we fail things, we could predict what is going wrong. Our goal is to be preemptive and proactive. Hopefully, our clients will pass on the first time during the city of Boston’s inspection. This will also minimize the headaches and complaints of the tenants. Most importantly, keeping the value and quality of the home.

 

We do this once a year and we do it around the last to first of the year. We are doing it around December to February. We’re going to get them done since we have hundreds to do. Our clients will get this report of all the things that we suggest. We will also give them a copy via email. We’ll typically go over this with the client and schedule a time so that they can respond back and let us know the things that they would like to take care of. If they are required by code, we’re going to take care of them to make sure that you are in compliance with all rules and regulations.
