We are now less than a week away from September 1st, which means tons of move-ins and move-outs and potentially vacancy for hundreds, if not thousands, of landlords.

 

In this week’s property management pulse I’ll be covering three proactive ways that you can do if your property is going to be potentially vacant.

 

See how your unit compares to others

 

Go online or better yet go visit other apartments of the same size as your unit in the immediate vicinity. You want to see what prices they’re at. The moving costs that they’re charging. Who’s paying the fee and most importantly, the quality and condition of the competitive units. Ignorance is not blessed and things are priced lower or the fees are being paid or all the units are nicer than yours, then you’ll need to make adjustments and improvements.

 

We always say if something doesn’t work, try and try again. This means changing things up constantly. The definition of insanity is doing the same thing over and over, expecting different results.

 

Improve your Marketing

 

Do you have professional photos? How about a video tour or even better yet a 3D tour? No? well, you should get them, especially if you’re going to clean up the place and make any improvements. It’s rare to have vacancies, so take advantage of it and get some good marketing materials for you to use for years to come.

 

Get more Professional Help

 

If you’re trying to post and show this thing to yourself, or have been working with only one or two agents in the past, then start reaching out to other agents or a property manager that helps get listings out to every other office in the area. There’s just too many listings out there for offices to choose from unless your unit is either price very low, spectacular, or you’re offering crazy bonuses. Many landlords are finding a top for agents to show their properties to the minimal amount of leases that do come in. Widen your net and you may catch more fish.
