Chimneys are essential to ensuring your residents are safe – specifically, with the air they breathe. Today, we talk all about why you should reline your chimney and what it does to keep carbon gases properly vented out of your property.

 

What are chimneys for?

Most of the time, people think that chimneys are where the smoke goes out after putting the logs in the fireplace. Or where Santa Claus comes down. Well, chimneys play a bigger, more important role within your house than you think. Many times, the CO or carbon monoxide gases from your furnaces or hot water tanks are vented into the chimneys and the basement. If you look at your chimney, you will see that hot water or boilers are vented into them and all the gases escape through.

 

Chimneys are typically made of brick with mortar around them. Now, imagine if your chimney was not in good shape. If the mortar and brick are not sealed tight, that means carbon gases can get out and escape into the house. That would not be safe for your residents. In fact, poorly maintained chimneys are one of the common causes of house fires. So, you have to make sure that your chimney is inspected at least once a year to maintain safety.

 

How to Reline Your Chimney

We at Green Ocean Property Management can help you keep your chimney in tiptop shape. We will check them and make sure the mortar is good. But more importantly, we will install something called the chimney liner. A chimney liner sounds exactly what it is: it goes on the inside of the chimney. It protects you from accidental fires and even prevents damage to your masonry.

 

Different materials can be used to make chimney liners. Many times, they are made out of stainless steel or a different type of metal that will allow different levels of British Thermal Units (BTU). It needs to be lined properly to allow gases from your boilers and hot water tanks to properly escape. Otherwise, you will have carbon issues within your property.

 

A plumber will also check all of the hot water tanks and heaters and see how the BTU is doing. We will add those up and see the size of the chimney. A chimney expert will then come in to tell you what liner to use for your chimney. Different types of liners can fit into different chimneys. Then, based on the type of lining and the size of the chimney, those determine the BTUs. Once we figure out the BTUs, we will see if it is over and enough for the amount of heating that you have. If not, we will look into something else, such as hot water tanks that need to be directly vented outside.
