One of the worst parts of being a landlord or a property manager is having to solve tenants’ issues even on weekends. Property management is not a typical Monday-Friday, 9 to 5 business: it actually gets busier during the weekends.

 

We receive reports on things being broken at nighttime and during the holidays. These are the times when tenants are usually at home, wanting to be comfortable as they enjoy themselves. If something happens over the weekend, we check with the landlords if we have to deal with the issue right away. Emergency issues cannot be put off until the next business day. But we try to let the tenants know in both handbooks and videos during our introduction that there are only certain types of issues that must be dealt with immediately.

 

As property managers, we try to be proactive and help landlords and tenants in handling different kinds of issues and emergencies.

Our team is always on standby

We don’t act like an answering service that will take the message and get back to tenants the next day. Our 24/7 maintenance staff talks to tenants live and help them troubleshoot issues. We also create a list in advance, clarifying what type of issue is an emergency.

 

For example, if the heater is not working properly but still meets the minimum requirement for it to work, we will wait until another day and drop off a space heater. We try to save our clients’ money to avoid these emergency calls that may not be necessary. Sometimes, it might just be a faucet that is dripping. If it’s a lockout, a fire, or a flood, we are going to jump in immediately and get our team over there. We have staff that can do these repairs.

  1. Take the call, go through our list, and figure out if it is indeed an emergency.

  2. Update the tenants along the way until we resolve the issue.

  3. Notify the landlord.

  4. Most importantly, we will take care of the issue so that you don’t have to.
